How it works

  1. Tell us about the properties

    Addresses, ownership, mortgages and how each one is let. A free consultation is enough to see the shape of it and quote you a fixed fee.

  2. Send the year in

    Agent statements, mortgage interest certificates and receipts. If you use a letting agent, their annual statement usually does most of the work.

  3. We file and plan ahead

    We file the return, tell you what is due and when, and flag anything worth changing before the next tax year - repairs timing, ownership splits, or whether an SPV would suit you better.

Deadlines, relief and what catches landlords out

Rental profits are reported on the 31 January self assessment deadline like any other income. If you sell a rental property, residential capital gains must be reported and paid within 60 days of completion - a much tighter deadline that catches many landlords by surprise.

Mortgage interest is no longer a deductible expense. Instead you get a basic-rate 20% tax credit, which is why some higher-rate landlords now pay tax on profits they do not feel they made. It is also the single biggest reason landlords look at holding property through a company.

From April 2026, landlords with income over £50,000 must keep digital records and file quarterly under Making Tax Digital for Income Tax, with the threshold falling to £30,000 in 2027 and £20,000 in 2028. We move clients across well before their date arrives.

Common questions

What expenses can a landlord claim?

Letting agent and management fees, landlord insurance, ground rent and service charges, repairs and maintenance, safety certificates, cleaning, advertising for tenants, accountancy fees and travel to the property. Improvements are different - they reduce capital gains tax when you sell instead.

Is a repair different from an improvement?

Yes, and it matters. Replacing a broken boiler with a similar one is a repair and comes off this year's rental profit. Adding an extension is an improvement and only counts against capital gains when you sell.

Should I own property personally or through a limited company?

It depends on your tax rate, whether you need the rental income to live on, and your mortgage options. It is genuinely not right for everyone - see our page on Ltd SPVs for buy-to-let.

I have not declared rental income. What now?

Come to us before HMRC comes to you. HMRC's Let Property Campaign lets landlords disclose voluntarily on much better terms than if they find you first, and we handle the disclosure.
